We use many of the same gadgets — digital cameras, electrical meters, thermal imagers, and environmental meters — but for real diagnostics. If something’s making noise, flickering, or moving, we’ll find the physical reason why.

Thermal imaging cameras reveal cold spots or insulation gaps, moisture meters detect leaks that create musty “ghost smells,” and electrical testers identify power fluctuations behind flickering lights. Add in air-quality sensors and our trusty flashlights, and you’ve got the most scientific “ghost hunt” in West Tennessee.

Not exactly. EMF (Electromagnetic Field) meters are great for detecting electrical fields and wiring faults — not spirits. Many “ghost readings” turn out to be caused by stray current, old wiring, or nearby electronics. We use similar tools for real-world diagnostics to track electrical interference, grounding issues, and appliance emissions.

It’s both! Every Paranormal Home Inspection follows the same professional standards as our other inspections. The difference is the focus — investigating unusual homeowner experiences and providing logical explanations.

We can’t confirm or deny the presence of ghosts — that’s above our pay grade. But what we can do is investigate anything that seems unexplained. Many “haunted” sensations turn out to have very real causes: changes in temperature, humidity, wiring, vibration, or air pressure. Our goal is to help you understand your home’s environment, whether the cause is natural… or possibly supernatural.

If we can’t identify the cause, we’ll document everything carefully — readings, temperatures, and photos — and let you decide what to believe.

Absolutely. Hidden moisture, negative air pressure, or temperature imbalances can create the exact sensations homeowners describe as “haunting.” A cold breeze, a tapping sound, or even an unexplained odor often traces back to building science — not the beyond.

We’ve seen plenty of strange things — shadows that move, whispers that echo, and objects that seem to shift on their own. In every case, the evidence pointed back to physics, wiring, or airflow. But if we ever do find something that defies explanation… we’ll make sure it’s fully documented in the report.

In Tennessee, you typically don’t have to disclose that a home is haunted.The law only requires sellers to report known physical defects that could affect the property’s safety or value. So unless your ghost starts damaging the drywall, it doesn’t count as a material fact you must disclose.

But disclosure laws differ in other states:

• In New York, a famous case Stambovsky v. Ackley held that if a seller previously promoted their house as haunted, they may be estopped from denying the haunting — meaning the house could be considered legally haunted and the seller may have duties to disclose.

• In New Jersey, sellers must truthfully answer a buyer’s question about paranormal activity — if the buyer asks specifically, the seller can’t lie or withhold what they know.

• In Massachusetts and Minnesota, statutes explicitly say a property’s “supernatural phenomenon” or “paranormal activity”, respectively, does not require disclosure. 

So the requirement depends heavily on your state’s rules — and whether the haunting has been publicly marketed or acknowledged.

The bottom line is: if we do discover a ghost, at least here in Tennessee, it seems that you can keep this fact to yourself. But outside of Tennessee, you should consult with real-estate attorney or agent familiar with local disclosure laws.

Most of our inspections take place during daylight hours for safety and visibility, but we occasionally offer evening appointments for clients who’ve noticed activity primarily after dark. Keep in mind that lighting limitations can affect what we can safely inspect outside the home — so nighttime visits focus on interior conditions, environmental readings, and documenting unusual occurrences.

• After-dark inspections are limited to accessible and safely lit areas. Roof inspections, exterior wall assessments, grounds, and gutter evaluations are typically restricted after dark for safety reasons.

• We will, however, use thermal imaging to identify insulation gaps or roof heat loss, which can be even more visible in cooler nighttime conditions.

We bring professional lighting and diagnostic tools to ensure accurate results, whether the goal is to understand a mysterious noise or check that flickering light in the hallway. Think of it as a scientific ghost hunt — safe, informative, and just a little spooky.

A Nighttime Paranormal Inspection should be considered a supplemental or limited specialized inspection service, not a replacement for a standard home inspection. It focuses on specific concerns like noises, cold spots, or unexplained activity — not a comprehensive property evaluation. If a full home inspection is requested at night, certain components, such as roofing and exterior surfaces, may require follow-up during daylight hours to complete a full assessment.

There’s a scientific reason the “witching hour” feels more active. At night, your home is quieter, lighting is low, and natural sounds — like pipes cooling, wood expanding, or air moving through ducts — stand out more than they do during the day. Shadows shift differently under artificial light, and the brain can interpret unfamiliar shapes or noises as something supernatural.

Environmental factors also play a role. Cooler nighttime temperatures cause materials to contract, which can create creaks and pops. Humidity changes can make floors and doors flex slightly. Even small drafts or HVAC pressure changes can cause objects to move or doors to close on their own.

So while the timing may feel eerie, what seems like paranormal activity often turns out to be the building responding to perfectly natural conditions. That’s where a skilled inspector comes in — to separate the unexplained from the understood.
