In Tennessee, you typically don’t have to disclose that a home is haunted.The law only requires sellers to report known physical defects that could affect the property’s safety or value. So unless your ghost starts damaging the drywall, it doesn’t count as a material fact you must disclose.
But disclosure laws differ in other states:
In New York, a famous case Stambovsky v. Ackley held that if a seller previously promoted their house as haunted, they may be estopped from denying the haunting — meaning the house could be considered legally haunted and the seller may have duties to disclose.
In New Jersey, sellers must truthfully answer a buyer’s question about paranormal activity — if the buyer asks specifically, the seller can’t lie or withhold what they know.
In Massachusetts and Minnesota, statutes explicitly say a property’s “supernatural phenomenon” or “paranormal activity”, respectively, does not require disclosure.
So the requirement depends heavily on your state’s rules — and whether the haunting has been publicly marketed or acknowledged.
The bottom line is: if we do discover a ghost, at least here in Tennessee, it seems that you can keep this fact to yourself. But outside of Tennessee, you should consult with real-estate attorney or agent familiar with local disclosure laws.

After-dark inspections are limited to accessible and safely lit areas. Roof inspections, exterior wall assessments, grounds, and gutter evaluations are typically restricted after dark for safety reasons.
We will, however, use thermal imaging to identify insulation gaps or roof heat loss, which can be even more visible in cooler nighttime conditions.
